Assumptions

  • Shows one year at a time rather than a full schedule table — change the "year to inspect" field to see any other year.
  • Interest's share of each EMI is highest in early years and falls over time as the outstanding balance shrinks — this is a structural feature of reducing-balance loans, not a lender-specific quirk.
  • Informational only.

Frequently asked questions

Why is interest so much higher than principal in early years?

Interest is charged on the outstanding balance, which is largest at the start of the loan. As you pay down principal, the interest portion of each EMI shrinks and the principal portion grows, even though the EMI itself stays constant.

Can I see a full year-by-year table?

This calculator shows one year at a time — enter different values in "year to inspect" to compare any two years, such as year 1 vs. year 15.

Does prepaying change the amortization schedule?

Yes significantly — see the Home Loan Prepayment Calculator to see how extra payments shorten the schedule and shift more of each payment to principal sooner.
